I. Contracted operation projects:

1. Project 1:

Location: the third floor of Yingshan Building (area: 213.48㎡).

Bidding base price: RMB 140,000 / year, increasing by 5% per year (specific matters are reflected in the contract).

2. Project II:

Location: Yingshan Tower, the first and second floor (indoor area of 428.4 square meters;Outdoor area).

Scope: Tea drinks, catering. Tea drinks, catering.

Bidding minimum price: RMB 160,000 / year, increasing by 5% per year (specific matters are reflected in the contract).

Cost of upgrading and renovation: the cost of upgrading and renovation of the southwest part of Yingshan Tower: RMB 200,000 (the cost shall be paid to the designated account of Tianxin Pavilion before the bidding).

II. Lease Term: The lease term is 5 years from July 1, 2014 to June 30, 2019.

III. Leasing conditions:

1. The Lessee must be able to bear civil liabilities independently. After successful bidding, the Lessee shall apply for Business License of Enterprise Legal Person, Tax Registration Certificate, Hygiene License and other relevant certificates and licenses by himself;

2. Have the same or similar working ability as the bidding content, and have relevant work experience;

3, according to the business scope of legal operation, shall not exceed the scope of business.During the lease term, the lessee shall not change the original structure and use of Yingshan Tower without the prior written consent of Tianxin Pavilion Management Office;

4. Have good bank credit and business reputation, have not been ordered to suspend business, property has been frozen, taken over, bankruptcy, and have not bribed the tenderee and other integrity problems.The Bidder has not breached any contract, or been expelled, or any contract has been terminated due to the reasons of the Bidder in the recent 5 years;

5. No bad record of any unit in China, and no responsible accident (including personal accident) in the relevant industry;

6. No sublease or subcontract during the contract period.

7. The Lessee, without damaging the overall structure and original style of the house, can design and layout the house in accordance with his own ideas. However, he shall provide an idea plan to the scenic spot management office in advance and obtain Party A's approval before construction.

V. Bidding Method:

1. The management office will conduct qualification examination for the registered companies or individuals, and notify the management office to participate in the bidding if they are qualified for bidding.

2. Each bidder is limited to one project.

3. Project I and Project II will be separately tendered for bidding, which will be organized by the management office. At the meeting, the bidder will raise the bid board and bid with the increasing amount of RMB 5,000 each time.If only one person applies, the bidding for Yingshan Building will not be carried out, and the applicant will directly win the bid according to the bid price.

VI. Registration Method:

1. Before 17:00 on June 14 --22, applicants should bring detailed written rental plan (including decoration style and business model, etc.).The plan can only participate in the bidding after the approval of the management office) and the original of the tenant's ID card (submitted for examination at the time of registration and returned on the spot), and the copy of the ID card to the business department of the management office of Tianxin Pavilion for registration.

2. Before registration, the bid security of RMB 50,000 yuan and the cost related to quality improvement (to be borne by the bidding project 2) shall be paid to the account designated by Tianxin Pavilion.If the bid is unsuccessful, the amount will be refunded to the applicant within three days.If the bidder abandons the contract after winning the bid or fails to pay the contract payment according to the requirements, the security will not be returned, and the bidding qualification will be cancelled, and the bidder who offers the second bid will win the bid.
